What happens to those who don't follow this advice?
Buyers:

They lose the house of their dreams to another buyer.

They only start looking for a Lawyer on Sunday evening when the seller accepted the offer.

By that time the Broker working with the other buyer has already faxed or emailed all the details of the proposed sale to both Lawyers.

Sellers:

They find a great buyer. And again, it's Sunday evening.

The Broker who brought the buyers insists on your signing the binder. Your Broker told you repeatedly not to sign it. You hesitate and, do nothing.

The message the Buyer gets with your delay is that "you are playing games".

They decide to go for the other house before losing both.

Some ideas on finding and hiring a Lawyer:
The Lawyer's practice should be focused on Real Estate and other family matters.
It facilitates everything if your Lawyer practices mostly in Queens.

New York City has unique laws.

The type of buildings change with the section of the city where they are located. A Lawyer's experience with homes like yours frequently helps.

You should be able to easily reach your Lawyer within a reasonable time.

If all you get when calling is a nervous secretary answering several calls at the same time, telling all callers "he's in court" before you ask your question; look for another Lawyer.

Maybe the one with the answering machine is a better choice.

Meet your Lawyer in person for at least five minutes. Shake hands. Decide if you feel comfortable. Decide if you understand what he/she says.

Sellers:

While making the appointment ask the Lawyer what documents you will need to sell the house and bring them with you for this first appointment.

Your Lawyer should have them handy to be able to proceed preparing the contract as soon as you make the decision to go ahead selling to the buyer who made the offer you like.

Buyers:

Get your Lawyer's contact information, including fax and / or email, and have it with you at all times.

If a Real Estate Broker has to help a Seller in selecting from multiple offers, the ones not showing any Lawyer's information are the first ones to be eliminated. "They are not ready to buy" is the message your offer is sending.

It's OK to ask the Lawyer for his/her fee; means you are planning to pay.

Do not hire the least expensive. We know a few people who did.

Like anyone else Lawyers face competition.

A few have a good reputation and everyone recommends them; that's how they get their business.

Others offer the lowest fees they have to in order to get the business.

Ask your friends and relatives who had recent positve experiences with real estate transactions, if they would recommend their Lawyer.

Each time we have a sale, we have a chance to see the Lawyer in action.

When we feel comfortable recommending that Lawyer we add his/her name to the list that appears in this site.
